Typical Roof Repairs You Might Need for Your Home

Even though roof cladding is tough and designed to withstand the elements, it's not infallible. Thus, it will need care and attention at times. Here are several types of repairs your roof may require.

Leaky Roof Cladding

Don't make the mistake of thinking that a small roof leak is not important and it doesn't require a roof repair. Even a tiny leak can let rain trickle into the crawl space, where it can gradually wreak havoc. Moisture build-up can cause the underlying timber beams and battens to rot and warp. Plus, the ceiling plaster and insulation can become mouldy and damaged. What was once a minor repair can burgeon into extensive fixes to other building parts. Signs of moisture damage include mildew growth on the walls or ceiling or a mouldy, damp smell in the house. Keep an eye out for peeling or bubbling paint and plaster.

Ponding 

Another problem that may necessitate repairs is ponding. This issue refers to rain that forms a puddle on the roof rather than flowing away into the guttering. Ponding is more common on flatter roofs than steeply pitched roofs. Water puddles can cause metal cladding to degrade and rust due to constant water exposure. While it can be hard to judge whether this is happening on your house, a regular roof inspection can pick this issue up.

Cracked, Rusty or Loose Cladding

Sometimes a roof will need repairs to fix damaged or loose cladding. A wild storm may have ripped metal sheeting out of place, or a tree branch could have fallen on tiles and caused them to crack and slide down the roof. You can sometimes see damage like this by simply looking at your house from the garden. Or else, you may hear flapping metal during blustery winds.

Gutter Issues

Guttering is a crucial part of the roofing system as it carries the rainwater away from the building. Gutter issues can be easy to spot from ground level. For example, you might notice the gutters sagging or rusting, or you might see water overflowing when it rains. The problem with excessive rain is that it can cause moisture and mildew in the building walls. Another element to check is the vertical downpipes. Sometimes these consist of connected piping sections, and the attachments can become loose, so the tubes fall away. You might see screws or other fixtures on the ground or notice that the downpipes don't continue seamlessly.
